CONSTRUCTION
All building material will be of #2 grade or better.
FOUNDATION
18”x 8” concrete footings. 10” concrete walls. 3” to 4” floor slab.
ROOF
Rafter and floor joists are 2”x10”, 16” on center.
Ceiling joists are 2”x8”, 16” on center, (larger if code requires).
Porch rafters are 2”x6”, 16” on center. ½” roof O.S.B. sheathing.
Roofing felt installed between sheathing and 25 year Architectural shingles.
Buyer’s choice of 2 colors from Builder selection. Some sizes may vary depending on plan.
EXTERIOR WALLS
All exterior walls will be of 2”x6” construction, 16” on center, with 7/16th aspenite sheathing and typar installed under siding.
EXTERIOR DOORS
Insulated metal doors.
Vinyl clad sliders or patio doors as per plan.
WINDOWS AND SHUTTERS
MW Low E Glass or equivalent vinyl thermal tilt outs with screens and grills.
Shutters are vinyl and installed in front of home per plan.
ENTRANCE STEPS
Wood front steps on all Farmers Porches comparable to material used.
DRIVEWAY AND WALKWAY
Asphalt paved driveway. Should paving not be able to be completed prior to closing due to weather conditions, Buyer has the option of receiving a Builder credit or waiting until weather conditions are satisfactory to install paving. No monies will be placed in escrow at closing.
WELL AND SEWER
Private Water , Private Sewer and Propane Gas on site.
FLOORS
¾” tongue and groove O.S.B. glued and nailed.
INTERIOR STAIRS
To be Carpeted.
INSULATION
6” (R-19) in the walls, 9” (R-38) in the ceilings, and 3 ½”
(R-19) in the basement ceiling.
INTERIOR DOORS AND TRIM
Painted 4 or 6 panel interior Masonite doors with painted colonial casing.
Trim is painted.
PAINTING
Interior Trim: One coat primer and one coat off white eggshell paint.
Interior Walls: One coat white latex primer, and one coat off white flat paint to all finished walls.
Ceilings: Textured. (If home is already built, ceilings are as is as seen.)
Exterior: Front door color is Buyers choice from Builders selection.
Overhead garage doors are standard white. Color is an upgrade and will void the warranty on the doors.
CABINETS
Standard Oak cabinets and countertops can be chosen with Cabinet supplier.
Buyer’s choice of colors and styles are chosen from Suppliers selections.

Delivery time is usually 4-6 weeks. Delays in ordering will result in a delay of closing. Additional time may need to be added to closing date if Granite or Corian Countertops are ordered, due to templating issues.
FLOORING
Standard carpet, vinyl, and pad is $18.00 per sq. yd. installed.
Sub floor for vinyl floors to be installed in all baths and kitchen, as standard, by the flooring sub-contractor.
Carpet, vinyl and tile (upgrade) will be selected at Bensons, Orchard View Drive, Londonderry, N.H. (603) 432-9863 x102. Ask for Lana . Upgrade prices may be invoiced to Buyer from the Builder.
FIREPLACE
Gas Fireplace is optional.
FLUE
Builder reserves the right to utilize the additional flue in the basement for purposes of venting the hot water tank.
HEATING
FHA Propane gas 2 zones with 40 gallon separate gas hot water heater. Fuel left in storage tank will be prorated as of closing date. Buyer will be required to sign a lease for propane tank with the Propane Company.
SMOKE DETECTORS
Builder will supply and install one electric smoke detector to all levels of the dwelling (first, second and basement), and in all the bedrooms.
ELECTRICAL
A standard 200 amp service will be installed in accordance with the electrical service required. Three telephone outlets, and Two cable lines are included and locations are buyers choice unless previously installed. Two exterior electrical are included and placed per code.
LIGHT FIXTURES
Lighting allowance is $500.00 for fixtures and light bulbs.
The Builder will provide list of all necessary lighting,
Buyer is to supply and credit will be issued to Buyer at closing.
Master Bedroom and Familyroom will be wired for a ceiling fan if trey ceilings are selected.
APPLIANCES
Appliance allowance is $1,000 (One thousand dollars). Electric Range, Hood fan, and dishwasher.
For liability reasons additional appliances purchased may not be delivered until after closing.
PLUMBING
Plastic and Copper mixed may be used for all water and heat lines.
PVC will be used for all drain and sewer lines.
TUB AND SHOWER UNITS
A 5’ fiberglass tub/shower unit will be installed in the main bath.
A 5’ fiberglass tub/shower unit OR separate shower stall will be installed in the Master Bath, depending on the floorplan. Buyer has color choice of white or almond, if fixture has not yet been ordered.
VANITIES AND SINKS
Main and Master baths will have a matching cabinet vanity with a single bowl porcelain sink .
Half bath will have a matching cabinet vanity with a single bowl.
Cabinet vanities are part of the cabinet allowance.
Kitchen sink will be double or single bowl stainless steel with hand held sprayer.
GARAGE
Two car garage under or attached as per plan. Standard door size is 7’ high and 8’ or 9’ wide, dictated by the plan. Outlets will be installed in the ceiling over each garage door for future openers. Insulation is only provided in areas required by local building code.
ATTIC
Scuttle access is provided through a bedroom closet, per code and at the discretion of the Builder.
DECK
No Deck is included.
LANDSCAPING
Builder shall rake, and hydro-seed all disturbed areas around the home within 30’. The Builder shall not be responsible for grass growth. If transfer of title occurs during the time of year the Builder is unable to complete landscaping, the Buyer has the choice of receiving a $600.00 (Six hundred dollar) credit or wait until the dry season for the work to be completed. No monies shall be placed in escrow.
Selections: All selections will be made from the Builder’s standard and upgrade selections, except those that will be made from the Builders flooring, cabinet and appliance suppliers. Selections to be done and upgrades paid for within 10 days of signing contract.
Upgrades: Buyer agrees that any and all upgrades shall be paid for up front, are non refundable, and become the property of the Builder should the property not close on the contract date or a mutually agreed upon date. Should the Buyer choose to finance any upgrades the following shall apply: Buyer will ensure that the deposit left with The Prudential-Verani Realty, Escrow agent, shall be enough to cover the upgrades that are financed. Cabinet, Flooring, and Appliance upgrades that are financed, will carry a 15% additional surcharge of the total, paid in advance to the Builder. Buyer agrees that said deposit monies are forfeited and shall be immediately released to the Builder should the property on close on the contract date or a mutually agreed upon date. This document shall act as a sole release for the escrow agent to do so. If for any reason a selection is not included in the completed home, the Builders responsibility is limited to refund the price of the selection to the Buyer.
Excavation: Seller reserves the right to either increase price or void agreement on homes sold prior to excavation work being done, due to possibilities of ledge and unexpected costs. Should buyer not agree to increase in price they may rescind the contract and have full deposit monies refunded and neither party shall have any recourse on the other.
Escrows: Builder policy does not allow any Builder funds to be placed in escrow for seasonal items that do not get completed. (Landscaping, Exterior painting, Paving, etc.) At the time of closing, Buyer will have the choice of taking credits for such items, or allowing the Builder to return and complete the work when the dry weather permits. The Buyer agrees to assume all responsibility in regard to working through this issue with their finance company.
Homes that are already constructed may have been built without some of the above mentioned features and therefore are being sold “as is, as seen” .
Automatic 30 day extension: Builder reserves the right to an automatic 30 day extension on closing date if needed.
Non-refundable Deposit: At bank Commitment and start of construction, Buyers deposit shall become non-refundable and the property of the Seller. This document shall act as a sole release for the escrow Agent to do so.
Closing Location and Attorney or Title Company: Closing to take place at Prudential-Verani Realty in Londonderry, N.H. Closing shall be performed by a New Hampshire Attorney or New Hampshire Title Company.
Floorplans: Builder does not supply copies of floorplans or renderings.
Addendum A Specifications of Construction: Certain conditions in Addendum A supercede any attached Purchase and Sales Agreement
Liquidated Damages: If the Seller has substantially completed the house in accordance with the terms of the Purchase and Sales Agreement, including and excluding any exterior work which cannot be completed as a result of winter conditions, and if the Buyers do not proceed to purchase the property and delays the closing, the Buyers shall be responsible to pay the Seller, Eighty Dollars ($80.00) per diem during any such period of delay.
Possession: Upon receipt of Sellers proceeds by certified funds, Seller will release house keys and give occupancy.
Any additions made after the Purchase and Sales Agreement and Selection Sheets have been fully executed by all parties, must be paid for in advance by the Buyer, are subject to a $200.00 change order fee, and are non-refundable, on Acceptance of the Change by the Builder.
According to NH Law, RSA 359-G, contains important requirements you must follow before you may file a lawsuit or other action for defective construction against the contractor who constructed, remodeled, or repaired your home. Sixty days before you file your lawsuit or other action, you must serve on the contractor a written notice of any construction conditions you allege are defective. Under that law, a contractor has the opportunity to make an offer to repair and/or pay for the defects. There are strict guidelines and procedures under state law, and failure to follow them may affect your ability to file a lawsuit or other action.
Seller reserves the right to change his sub-contractors, at any time, at his discretion, and without notice to Buyers.
